5 Ideas to Help Drive More Business for Raleigh Realtors and Property Managers

Thanks in part to the many high-tech job opportunities in the Research Triangle area, the Raleigh real estate market is on fire.

People from all over the country are flocking to Raleigh to take advantage of the relatively low cost of living (when compared to such states as California or New Jersey).  Raleigh real estateRaleigh realtors and property management companies are suddenly finding themselves in a highly competitive market—how should they compete for the lion's share of all this new business?  While there are many websites out there that provide the usual run-of-the-mill marketing advice, we want to give you some alternative ways to market your Raleigh realty or property management business.

Google My Business

Google My Business (GMB) is a free way to promote your business on Google Maps and local search. Take the time to fill out your profile accurately and completely. Include anywhere from 5-10 internal and external photos of your business along with a short 30-second video or two.  Google tends to show favor to businesses who have made a good effort filling out their GMB profile. The main reason for this is that it adds value to the user experience. People can find the information they're looking for, and Google naturally wants to rank these profiles higher.

Vehicle Wraps

A vehicle wrap can generate thousands or even tens of thousands of views daily. Consider how many people will see your realty or property management business advertised on your car as you drive to work in traffic and then park your car on a busy street. If a full vehicle wrap isn't your particular style, you can get a partial vehicle wrap that only covers a small portion of your car. Alternatively, you can also have a magnetic sign printed up that you can attach to your vehicle's driver or passenger side doors. When the workday is over, you can easily remove the magnet without damaging or marring your paint. When it comes time to get your car washed, it's a simple matter of grabbing a damp sponge and gently wiping away the dirt. The vinyl used on car graphics won't harm your paint or finish—in fact, it will protect it from the harsh sun rays, weather, and even the sticky sap that falls from trees in the springtime.

Vinyl or Cloth Banners

There's no better way to advertise an apartment, condo, or townhome for rent or sale than using a cloth or vinyl banner. It allows both pedestrian and vehicle traffic to see the advertisement from a great distance.  You can have the banner created out of a wide variety of materials such as cloth or vinyl. If the wind is a concern, you can opt for a perforated banner that has tens of thousands of tiny little holes that allows the wind to pass through without causing the banner to flutter. When designing your banner, keep in mind that you need to consider the viewing distance. The general rule of thumb is that 1" of text height means 10' of viewing distance. For example, if you want someone sitting in their car that's 70' away, your lettering should at least be 7" in height.

Pictures Tell, Video Sells

Take a few minutes to look at the websites of your competitors. Chances are they have their current listings listed on their site. 5-10 pictures and a few paragraph descriptions are all those prospective renters and homebuyers have to go off of. Currently, more people are now searching for homes and apartments online than in-person. Consider taking the time to create a thorough walkthrough video of each of the houses or apartments that you have for rent. This will add tremendous value to each of your listings and could very well result in a new sale or renter.

Consider Out-of-State

While the Raleigh real estate market is hot—many other states are even hotter. California and New Jersey are just two of the many states where property values are through the roof. Needless to say, many renters and prospective homebuyers have been literally priced out of those areas. Consider marketing to out-of-state prospects. You can write up a few blog posts comparing Raleigh's high quality of life to California's over-taxed, lowered quality of life. Or you could engage in paid advertising that targets renters and new home buyers in lucrative California real estate markets. You might be surprised at how many new leads you'll generate. Best of all, you'll be tapping into a relatively untapped market that competing Raleigh property management companies and realtors are ignoring.
